Several years ago, Culin got laid off from the startup he was working at when it was sold. He was at a career cross roads, and unsure if he wanted to start a new company from scratch and miss out on being present for our little boy.
We had one Airbnb cabin that was doing well, and then the "ah-ha" moment came: if we invested in more Airbnbs, that cash flow would cover his salary! One cabin turned into four, and then seven, and now we have 15 active Airbnbs and one more undergoing renovations.
As we built our portfolio, Culin finally had enough properties to A/B test some of his theories about the Airbnb algorithm (he simply can't help himself) and then jumped into learning all of the new software plug ins that helped with dynamic pricing and occupancy. He LOVES numbers - it's that Economics degree and MBA background shining through.
Our family and friends noticed our success and were intrigued. If it worked for us, would it work for them? So, we ended up coaching sisters, cousins, friend, fraternity brothers, friends of friends, and realized that our recipe for Airbnb success worked in all markets and even in other countries!
Then we wrote a book with the mission to help anyone who read it understand the 12 steps to creating financial freedom through Airbnb investing. Host Coach was a big hit and brought us even more coaching clients. After much prompting, we launched the Host Coach Podcast to help newbies and seasoned investors alike keep up with the latest Airbnb tools, trends, and opportunities in 20 minutes or less.
With 15 properties, a teenager, and a booming Airbnb coaching business you'd think we'd be done. But, Culin attended a Short Term Rental conference and that changed everything. He was so excited for the revenue managment speakers, and sadly realized their complicated systems weren't as effective as the one he had developed to keep all of our Airbnbs at 96% occupancy year-round.
Culin's disappointment gave me an idea. What if we created a revenue management company based on what we learned from maximizing revenue for our portfolio and all of our clients? While some of our friends and clients geek out over the numbers, love to track page rank, and tweak pricing; others hate it. Well, hate is a strong word. Some people are overwhelmed by the various software, some are too busy with family, careers, and/or life. Still others simply hate dealing with numbers and worry they will make costly mistakes. Those were the people we could help.
